So you’ve purchased your new home at Riverdale Village, what’s next?

BEFORE SETTLEMENT

Not long until you call Riverdale Village home! Between now and then, you just need to complete a few steps to get yourself ready:


1. Choose your builder +

It can take 3 months to create a Build Contract, so if you haven’t chosen a builder, we can assist in helping you get in touch with some builders to suit your new lot.

2. Secure finance +

If you are planning to borrow, you’ll need a lender. Be sure to shop around as interest rates and packages can vary.

3. Book a valuation +

Your lender will need to inspect and value the site in preparation for settlement. We will let you know when the site is pegged and open for inspection.

4. Confirm your Legal Representation +

We need contact details of your solicitor or conveyancer so we can communicate with them about settlement. You will have provided us with this information at the time of your contract signing, but it’s important to let us know if these details have changed since.

5. Titles and Settlement +

Once titles have been released from the Titles Office, it’s time for settlement. Settlement is when you officially take legal possession of your block and will occur 14 days after titles are released, unless your Contract of Sale states otherwise. The Riverdale Village legal adviser will contact your nominated legal adviser (conveyancer or solicitor) when settlement is scheduled.

Congratulations! You’re now the proud owner of your land at Riverdale Village!

DESIGN GUIDELINES

Before you can start building your dream home, you’ll need to have your home designs approved to ensure they comply with the Riverdale Village Design Guidelines.

The Design Guidelines approval process is designed to ensure that all homes built at Riverdale Village are designed in a way to uphold the vision of the community, a community that all residents can be proud of. When your house plans are ready for approval, you’ll be required to submit them to the Design Assessment Panel:

+VIEW DESIGN GUIDELINES

FENCING

Fencing requirements for Riverdale Village are documented in our Design Guidelines. When you’re ready to erect your fencing, you need to make contact with your neighbours to arrange this. 

Due to privacy regulations, we are unable to provide the details of your neighbours. To obtain these, you’ll need to contact Wyndham City Council and request the details of your neighbours. Should you have any further queries about fencing, please contact Wyndham City Council on (03) 9742 0777.

SITE SECURITY

Once you have settled on your lot, the security of the lot transfers to you. If you’re not planning on building straight away, we recommend you secure your block to prevent unwanted materials being placed on your block.

LANDSCAPE & NATURE STRIPS

Once your home is finished and you have received your Certificate of Occupancy, you can apply to have your bonus front landscaping installed. Front landscapes are managed by Fleming's. Please refer to below link for details of this management process

While the developer has installed high quality and well-maintained nature strips, care of these is ultimately the responsibility of each purchaser.

Simple measures can be adopted through the building phase to protect nature strips and we recommend that purchasers advise their builder of their expectations with regards to nature strips prior to construction commencing.
